RECORD SETTING YEAR!
DURHAM REGION-The Durham Region Association of REALTORS® reports the best ever year of sales of single family homes in Durham Region with 9,978 changing hands during 2007 and represents a 9% increase over 9157 total sales in 2006. The month of December produced only 423 sales which is reflective of a slow holiday market.
Although the average price of a home for the month of December 2007 alone was $273,379, the average year-over-year house prices rose 4.6% in 2007 to $269,600 from $257,850 at the end of December, 2006.
Housing inventory was up 10.4% at the end of 2007 with 19,973 homes for sale on the Multiple Listing Service® (MLS®) from 18,099 at the end of 2006. December alone reported 1,638 listings, down 30% from 2125 in November 2007 again as a result of the holiday season.
The dollar volume of activity for 2007 was a record $2,690,073,166 up 13.9% from $2,361,128,561 at the end of 2006.
The average number of days on the market in 2007 was 41- down slightly from 43 days in 2006, with sellers receiving on average 98% of the listed price, unchanged from the previous year. | | |
